Our Conveyancing Fees

Mohammad Haq, who has over 30 years of experience as a solicitor, exclusively deals with the sales of residential properties.  He has extensive knowledge of Huddersfield and surrounding areas. He prefers to have at least one face to face meeting with all clients during the conveyancing process.

How long will the process take?

The conveyancing process generally takes between 4-8 weeks. It can be quicker or slower, depending on the parties in the chain. If you are in a chain any dates will need to be agreed with all parties. Please also remember that a chain can only proceed once the chain is complete. Other factors include the speed of the searches, mortgage funding and the cooperation of all parties.

Stages of the process:

The precise stages involved in the sale of a residential property vary according to the circumstances and our quote may include some or all of the following matters:

  • Obtaining a redemption figure from your lender
  • Obtaining up-to-date office copy entries, plans and any supporting documents from HM Land Registry to enable us to prepare a contract bundle.
  • Preparing a bundle of contract documents to be sent to the buyer’s solicitor.
  • Replying to any pre-contract enquiries raised and agreeing any amendments to the contract
  • Approving the transfer deed
  • Exchanging contracts
  • On completion, receiving the sale proceeds, repaying your outstanding mortgage, settling the estate agent’s fees (if applicable) and our fees and disbursements and then accounting to you for the net sale proceeds.

Our average fees are based on a straightforward standard sale up to the price of £200,000 and there being no complications such as defects in title, no unreasonable delay from third parties in providing documents, no indemnity policies required and no grant of a new lease.

The fees indicated below are for guidance purposes and please call us on 01484 533759 for a quote specific to the matter.

      • Selling a freehold/leasehold – Our average fee is £500.00 (Plus VAT) plus disbursements
      • CHAPS Fee- Our average fee is £25.00 inclusive of VAT payable by us to the bank

Other factors likely to increase the cost of the service include:

  • if legal title is defective or part of the property is unregistered
  • if the title is unregistered
  • if building regulations/planning permission has not been obtained
  • if some crucial documents previously requested have not been provided
  • some other factors which may come to light during the process

Please note that if there is a mortgage to discharge or restrictions to be complied with, there may be additional fees which we will advise you on in advance. 

Likely Disbursements

These are costs in addition to the price indicated above. These are able to third parties. Please note this list is not exhaustive and other disbursements may apply, in which case we will update you on the specific fees.

  • Deed of Covenant – If charged, often the fee is between £50.00 – £200.00
  • Certificate of Compliance – If charged, often the fee is between £50.00 – £200.00

Please note some disbursements are subject to VAT at the current rate of 20%.

The fees vary from property to property and on occasion can be significantly more than the ranges given above. We can give you a more accurate figure once we have sight of your specific documents.

When selling your property we have to obtain copies of the property register, plan and sometimes other relevant documents from the Land Registry. Our Immigration Fees

Ammar Haq has specialised as an Immigration lawyer for over 20 years and is highly experienced in all aspects of Immigration Law. Ammar was called to the Bar in November 2000 by the Honourable Society of Lincoln’s Inn. He has also been a qualified solicitor since July 2005.

Ammar has extensive experience of dealing with complex immigration cases with a particular emphasis on family immigration and human rights.  He has prepared and presented appeals before the First Tier and Upper Tribunal for 20 years and has been regularly instructed as an advocate in appeals by other immigration law practices.

Ammar is fluent in Punjabi, Urdu and Hindi.

All of our immigration services are normally provided at fixed fees. However, upon request we will charge by hourly rate and this would be dependent upon the individual circumstances and the nature/complexity of the case.  Please note, VAT is chargeable (at the standard rate of 20%) on all fees quoted, unless stated otherwise.

Fixed Fees

The fixed fees provided below are for individual applications only. Where there are dependant family members on the same application there is an additional charge of £150.00 (Plus VAT) per dependant.

  • Applications on behalf of European Economic Area (EEA) nationals and their family members under the applicable EEA Regulations or Immigration Rules, including applications for permanent residence, residence cards, and registration certificates – £600.00 (Plus VAT)
  • Applications for naturalisation or registration under the British Nationality Act 1981 – £500.00 (Plus VAT)
  • Spouse and partners entry clearance applications, including fiance(e)s or proposed civil partners – £800.00 (No VAT)
  • Settlement applications – £700.00 (Plus VAT)
  • Spouse and partner extension applications- £700.00 (Plus VAT)
  • Applications under the Ten-Year Family, Partner or Private Life Route- £700.00 (Plus VAT)
  • Student and work in country and extension visas – £700.00 (Plus VAT)
  • Applications for work, business or study entry clearance visas under the Points-Based-System – £850.00 (No VAT)
  • Adult dependent relative entry clearance applications – £850.00 (No VAT)
  • Ancestry visas – £850.00 (No VAT)
  • Family reunion applications – £500.00 (No VAT)

Hourly Rate: Other applications for leave to remain

Our current hourly rate is: £150.00

On average, the work for this type of Application takes between 4-5 hours to complete. This means that on average costs are between £600.00 and £750.00.

The exact number of hours it will take depends on the circumstances in your case. Such as:

  • The amount of supporting evidence that we need to consider
  • Which language(s) you speak
  • Whether you are applying with other dependants

If you are able to provide sufficient evidence at our first meeting and clearly meet the applicable Immigration Rules, the cost is likely to be at the lower end of this range.

 All of the above fees exclude any disbursements. Where disbursements attract VAT, this will be at the current rate of 20%.

The above fees include the following work:

  • discussing your circumstances in detail and confirming whether this is the most appropriate application for you to make and what other options may be available to you;
  • giving you advice about the requirements of the Immigration Rules and whether you meet the criteria.
  • if you do not fulfil certain criteria, whether this can be overcome and how.
  • considering the supporting evidence you have provided, which we anticipate will take 1 to 2 hours*

 *the amount of hours depends on the number of documents, whether these need to be translated, whether anything is missing and how long it will take to obtain the missing documents

  • where necessary, helping you obtain further evidence (such as medical records and bank statements), including taking statements of any witnesses;
  • preparing your application and submitting it on your behalf, which we anticipate will take 2 hours;
  • giving you advice about the outcome of the application and any further steps you need to take.

The above fees do not include dealing with any decision/appeal.

Likely Disbursements

Disbursements are costs related to your matter that are payable to third parties (these are not included in the prices above), such as visa fees. We handle the payment of the disbursements on your behalf to ensure a smoother process.

  • Interpreters fees
  • Independent expert reports e.g. medical experts. These are not required in many cases: we will let you know as soon as possible if we consider an expert report is necessary.
  • If there is an interview and we do attend with you, there will be additional disbursements in respect of our mileage/travel expenses

The above fees also do not include:

  • Any Home Office fees for making the application. You will pay this to the Home Office directly as part of the application process.
  • Where the Home Office refuse your application, advice and assistance in relation to any appeal

How long will my application take?

We cannot guarantee how long the Home Office will take to process your application.

Typically, it may take the Home Office anywhere from six weeks to twelve weeks to decide certain types of application.

Please note the anticipated number of hours and fees are an estimate based on the facts above. All applications are likely to vary and of course, we can give you a more accurate estimate once we have more information about your specific case.
